Follow Up Boss is the most widely-used standalone CRM in residential real estate, and in 2026 it's also the most controversial. Not because the product changed, but because the company behind it did. Zillow's 2023 acquisition of Follow Up Boss put the leading real estate CRM under the same corporate roof as the largest paid-lead program in the industry, and that has implications agents are still working through.

This is the honest review we wish more agents read before signing up: what Follow Up Boss actually costs (the headline price isn't the real price), what it does well, where it falls short, what the Zillow acquisition has changed and what it hasn't, and who Follow Up Boss is genuinely the right CRM for. What Follow Up Boss is

Follow Up Boss is a standalone real estate CRM, meaning it does CRM (contact database, communications, automation, pipeline) and nothing else. It does not include a website, an IDX feed, lead generation, or transaction management. Those are explicitly out of scope.

The pitch, which has held up consistently since the product launched in 2011, is that Follow Up Boss does the CRM job better than anyone else does it as part of a larger bundle. Rather than buying an all-in-one platform where the CRM is one of six components (and not the strongest one), you buy a CRM-only product that integrates with whatever lead sources, websites, and dialers you want to use alongside it.

The integration-first model has made Follow Up Boss the default CRM choice for high-volume teams and tech-forward agents who run their own stack. It's also why the product has stayed structurally different from kvCORE, Lofty, and Sierra Interactive even as those platforms have grown.

Current pricing (2026)

Follow Up Boss publishes three pricing tiers. Here's what each one actually costs, including the add-ons that aren't in the headline number.

Grow plan

The Grow plan is targeted at solo agents and very small teams (1 to 4 agents). The pricing trap is that the built-in dialer, which most working agents need, is a paid add-on at this tier. The headline $69 a month feels affordable. The real $108 a month is 56% higher and worth knowing before you sign up.

  • Effective per-user cost at 10 users: about $42 per user per month (annual)

For teams of 5 or more, the Pro plan is significantly cheaper per-user than Grow with the dialer. A 5-agent team on Grow with dialers pays roughly $540 a month. The same team on Pro pays $416 a month annual and includes the dialer. Teams that haven't done this math are often overpaying on Grow.

Platform plan

  • Price: $1,000 per month (monthly) or $833 per month (annual), covers up to 30 users
  • Dialer: Included
  • Additional users: $20 per user per month (monthly) or $17 per user per month (annual)

The Platform plan is for larger teams and small brokerages where the per-user cost approach makes Pro pricing infeasible. The economics improve significantly with scale. At 30 users, the effective cost drops to under $30 per user per month.

What Follow Up Boss does well

Open-platform integration

This is the single biggest reason Follow Up Boss has become the de facto standard for serious teams. The API is mature, the integration ecosystem is broad, and almost every other tool in a typical real estate stack (IDX providers, lead sources, dialers, transaction management, marketing automation) has a working Follow Up Boss integration. Zapier compatibility extends that further to anything not natively supported.

For a team running 5 to 10 different tools, this matters enormously. Lead routing actually works. Automation actually triggers. Data actually flows where it needs to.

Modern UX and mobile experience

The Follow Up Boss interface is cleaner and faster than most of its competitors, particularly the older all-in-one platforms. The mobile app handles real daily workflow (adding contacts, logging calls, sending texts and emails, working tasks) rather than being a read-only afterthought.

For agents who actually use their CRM throughout the day rather than just at a desk, this matters more than feature count.

Lead routing for teams

The lead routing engine is one of the best in the category. Round-robin, source-based, ZIP-based, price-band-based, day-of-week-based, and combination rules are all configurable. For teams running paid lead operations where every lead needs to hit the right agent in under 60 seconds, this is the feature that justifies the platform choice. Action plans (automation)

The automation system is mature, deeply customizable, and reliable. Multi-step plans with branching logic, behavioral triggers (opened email, viewed listing, replied to text), and conditional sequences are all standard. The library of pre-built templates accelerates initial setup.

The action plans are where Follow Up Boss earns its cost for most teams. Agents who don't use them are paying for the most valuable feature and not using it.

Reporting and pipeline visibility

The reporting layer answers the questions teams actually need: which sources are converting, which agents are following up, where leads are stalling, and what's coming up. For solo agents the reporting may feel like overkill. For teams it's a primary management tool.

No contract lock-in

Worth saying twice. Month-to-month billing with no exit fees is rare in this category and substantially de-risks the buying decision. If you sign up and it doesn't work, you've lost a month, not a year.

Where Follow Up Boss falls short

Solo agent pricing

The Grow plan with the dialer add-on at $108 per user per month is genuinely expensive for a solo agent producing 8 to 15 transactions per year. Cheaper alternatives like Wise Agent at about $32 a month or LionDesk in the $40 to $80 range cover most of what a solo agent actually uses for a third the cost. Follow Up Boss is structurally a team product that solo agents can use, not a solo product.

No native website

You need to bring a website separately. For some agents this is an advantage (best-of-breed each piece). For others it's friction. If you're shopping for a CRM and don't already have a website you trust, the all-in-one bundles look more attractive even though they trade lock-in for convenience.

No native lead generation

Follow Up Boss does not include lead generation. It captures and manages leads from sources you bring (Zillow, your website, Realtor.com, open houses, sphere outreach), but it doesn't generate them.

No native transaction management

The CRM stops at the contract. Transaction management requires a separate tool like Dotloop, SkySlope, or Brokermint. For teams that want a fully unified stack, this is a reason to consider an all-in-one platform instead.

The dialer add-on pricing

Mentioned above but worth its own line: the $39 per user per month dialer add-on on Grow feels like a pricing gotcha. Most working agents need calling functionality, and pricing it as optional creates a real gap between the advertised price and the actual one.

Learning curve on automation

The action plans are powerful, which means they take time to learn well. Agents who don't invest the time end up using Follow Up Boss as an expensive contact list. The platform doesn't push you to set up automation. That's on you, and many users never do.

The Zillow acquisition: what changed and what didn't

In June 2023, Zillow Group announced its acquisition of Follow Up Boss. The deal placed the most widely-used real estate CRM under the same corporate roof as Zillow's consumer real estate portal and its Premier Agent and Flex lead programs.

What Zillow has said

Officially, Follow Up Boss has continued to operate as an open platform. Zillow has publicly committed to maintaining integrations with all lead sources (including Realtor.com, Homes.com, and others that directly compete with Zillow), and as of 2026 those integrations remain in place. The product roadmap has continued largely as it did pre-acquisition, with AI feature additions being the most visible recent change.

What agents have raised concerns about

Some agents have surfaced reasonable concerns:

  • Data privacy. Your CRM contains every contact, every conversation, and every transaction in your business. That data now sits inside a Zillow-owned product. Zillow has stated that strict data firewalls separate Follow Up Boss data from Zillow's consumer-side operations, but agents who fundamentally distrust Zillow are unlikely to be reassured by that.
  • Long-term independence. Acquisitions don't have to change a product immediately. Five years out, the strategic incentive to integrate Follow Up Boss more deeply into Zillow's lead-economy may overwhelm the current commitment to openness.
  • Competitive integration. Will Realtor.com and Homes.com integrations continue to be supported at the same priority as Zillow's own lead products? So far yes, but it's a fair question to keep watching.

The honest assessment

As of 2026, Follow Up Boss is still the same product it was pre-acquisition, and we wouldn't rule it out on Zillow-ownership grounds alone. But it's a material fact to know going in, particularly if you're philosophically committed to building a business that's not dependent on Zillow's ecosystem. Some agents have moved off Follow Up Boss for this reason. Not because the product got worse, but because they wanted their CRM in the hands of a vendor whose interests were more clearly aligned with the agent's, not the portal's.

Who Follow Up Boss is right for

Honest, specific use cases where Follow Up Boss is genuinely the right answer:

Teams of 5 or more running structured lead operations

The Pro and Platform plans are price-competitive once you're past 5 users, and the lead routing, team inboxes, automation, and reporting capabilities are best-in-class for this scale. If you're running an inside sales agent (ISA)-supported buyer's-agent operation, Follow Up Boss is the default choice for a reason.

Tech-forward agents who want best-of-breed

If you're philosophically committed to picking the best tool for each job rather than buying a bundle, Follow Up Boss is the strongest CRM-only product in the category. Pair it with the website, IDX, and lead sources you choose separately.

Agents on a 12-month-plus horizon

The automation depth means the platform pays off more over time. Agents who commit to setting up action plans properly get more from Follow Up Boss in year two than they did in year one. Short-time-horizon evaluators will undervalue it.

Teams that need open API integrations

If your stack includes custom tools, in-house apps, or specific integrations not covered by the standard library, Follow Up Boss's open API is the best in the category.

Who Follow Up Boss isn't right for

Equally honest about who should look elsewhere:

Solo agents on tight budgets

$108 per user per month is real money. If your business is producing 8 to 12 transactions a year, Wise Agent at $32 a month or LionDesk at $40 to $80 a month gives you 80% of the function for 30 to 50% of the cost. Right-size to your actual scale.

Agents who want all-in-one convenience

If the appeal of one bill, one login, and one vendor outweighs the lock-in cost for you, Lofty, kvCORE, Sierra, or Real Geeks may be better matches. Follow Up Boss explicitly does not do all-in-one.

Agents who won't use the automation

The platform's value is in its automation. Agents who don't set up action plans and don't invest the time to learn the platform are paying premium pricing for a contact list. A cheaper CRM is the right answer.

Agents who want to fully exit Zillow's ecosystem

This is a values call rather than a feature call. If you've decided as a strategic matter that you're building a business with no Zillow dependency, your CRM under Zillow's corporate roof is a reasonable thing to factor out. There are competent alternatives.

Follow Up Boss is a very good CRM. It is also expensive for solo agents, structurally a team product, and now owned by Zillow. None of those facts are dealbreakers, but all of them are relevant.

If you're a team of 5 or more running a real lead operation, Follow Up Boss is most likely the right answer and the Pro plan is the right tier. If you're a solo agent, the math is harder. The platform is great but the price is real, and cheaper alternatives cover what you actually use. If you're philosophically opposed to Zillow's ecosystem, that's a legitimate values consideration, not a product complaint.

The single most important advice we'd give any agent considering Follow Up Boss: use the 14-day trial properly. Import real contacts. Set up at least one action plan.
