About Shane
My story
I have been selling houses in the South Bay since 2016, which means I have now done this through a frenzy, a freeze, and the strange flat stretch in between. The lesson from all three is the same: almost every problem in a transaction is one somebody knew about early and did not say out loud. So I say things out loud. If your kitchen is fine and your deck is going to cost you the sale, you hear it in the first hour, not in the third week.
I keep my client list deliberately short. I answer my own phone, I show up to the inspections, I write the listing copy and the neighborhood guides on this site myself, and I am at the table when your offer is read. Ten years in one market also means I am going to run into you at Safeway, which is a reasonable thing for a client to be able to count on.
Most Saturdays I am at the Willow Glen farmers market, or walking an open house in a neighborhood I have no business being in, which my family calls a hobby and I call research.

Reviews
What clients say
“We interviewed four agents and Shane was the only one who walked the house before quoting a number. He told us the kitchen was fine and the deck was not. We spent six hundred dollars on the deck and had three offers by the second Monday.”
“We lost two houses writing what we thought was a strong offer. Shane rewrote the structure rather than the price, and we won the third one for less than we had offered on either of the ones we lost.”
“My parents bought that house in 1991 and I was dreading every part of selling it. Shane handled the clear-out, the two repairs the inspector would have found anyway, and the paperwork, and he never once made me feel rushed.”
“First time buyer, no idea what I was doing. Shane explained every document before I signed it and talked me out of one house that would have been a mistake. I closed in a month and I still text him about contractors.”
“I was moving from Austin and could only fly out once. Shane sent walkthrough videos every weekend for two months, told me honestly which streets I would regret, and had the offer ready for the one trip I made.”
“We listed in November against everybody's advice. Shane had the photos, the copy and the open house plan ready the week we decided, and we were in contract above asking in eleven days.”
“Selling and buying at once is two deals that can each sink the other. Shane ran both calendars himself, kept the rent-back short, and we moved once instead of twice.”
