Buying
Buying a home
What the process looks like, start to keys.
The process
How it goes
Start with the real number
One hour on the phone to work out what you can spend, what you can borrow, and how fast you can actually move.
Get the money lined up first
A real pre-approval before we tour, from a lender who answers on a Sunday. Sellers can tell the difference.
Tour with a filter on
I see the near misses first and send you video, so your Saturdays go to the three houses worth the drive.
Write the offer that wins
Price is one lever of six. Timing, contingencies, the deposit and the rent-back are the ones that usually decide it.
Read the inspections properly
Which findings are normal for a 1962 ranch, which are worth reopening the price over, and what each one costs to fix.
Close on the day we said
Appraisal, loan docs and the final walkthrough tracked week by week, so the keys land on the date you planned your move around.
Why work with me
Why work with me
You get me, every time
I answer my own phone, I run my own tours and I am at the table when your offer is negotiated. No team, no handoff to someone you have never met.
Ten years in one market
I have sold on most of these streets more than once. I know which blocks flood, which schools people move for, and which remodels were done without permits.
Straight answers, including the costly ones
If a house is wrong for you I will say so, and I have talked more than one client out of a deal I would have been paid on.
I know the houses before they list
A good share of my buyers get a call about a home before the sign goes up, because the listing agents here already know me.
The whole inspection, explained
I go to every inspection and read every report. You get a plain summary of what matters, what does not, and what to ask the seller to pay for.
Nobody is paid but me
No referral fees, no preferred-lender kickbacks, no mortgage arm upstairs. If I recommend someone it is because they did good work on my last deal.

“We interviewed four agents and Shane was the only one who walked the house before quoting a number. He told us the kitchen was fine and the deck was not. We spent six hundred dollars on the deck and had three offers by the second Monday.”
