“Cambrian Park is where I send buyers who have done the Willow Glen maths and want the fourth bedroom. It is mostly 1950s and 1960s single level houses on flat, regular lots, which means two things that matter: the floor plans are predictable, and the gardens are usable. The reason people really come here is the schools. Union School District and Cambrian School District both pull families from outside the area, and that shows up in how fast a well-kept four bedroom moves in spring. It is less walkable than Willow Glen and nobody should pretend otherwise; you will drive to dinner. What you get back is more house, a quieter street, and a commute to the 85 that genuinely works. I have sold on these cul-de-sacs more than once, and the second sale is always easier because I already know which side of the street gets the afternoon sun.”
